You choose your lender. Full stop.

Every buyer we represent is free to finance with any lender they choose — a national bank, a local credit union, an online lender, or our affiliated mortgage company. We will work smoothly with whoever you pick, and your choice never changes the service you receive from us.

We do recommend getting pre-approved before touring homes. In this market, sellers take offers with a solid pre-approval letter far more seriously, and you avoid falling for a house outside your comfortable range.

Affiliated Business Arrangement Disclosure

Conventional, FHA, VA, and jumbo financing are all common in Charlotte County, along with cash purchases. Condo and manufactured-home purchases carry extra lender requirements, and some canal homes involve flood insurance decisions that affect qualification — ask your agent early so nothing surprises you at underwriting.
